Hayes Valley Care (HVC) and Laguna Grove Care (LGC) are a collection assisted living communities in the heart of San Francisco. HVC is a rehabilitation of a 1908 Victorian hotel to a 47 bed assisted living community financed with an SBA loan with Heller Financial. The historic features of the building were preserved (including the rotundas), commercial tenants were bought-out, and the corner retail was converted into a restaurant to integrate the inner and outer community. LGC is a ground-up 56 bed community with a hospice program in partnership with the Zen Hospice Project in San Francisco. The project involved the demolition of two adjacent buildings, a lot merge and re-entitlement and was approved for an enclosed rooftop garden to create additional space for residents and a full floor below grade to house services including a commercial kitchen, laundry area, and sidewalk elevator lift. The communities were sold as part of a portfolio to a not-for-profit using tax-exempt bond financing.
